Project Manager

Responsibilities:

The Senior Estimator is responsible for producing accurate and timely full-cost project estimates, including materials and labor. Key responsibilities include maintaining a comprehensive database of suppliers, contractors, and subcontractors; analyzing blueprints, specifications, and proposals to generate accurate and profitable estimates; preparing requests for quotations; securing competitive pricing from suppliers and subcontractors; and drafting proposals.

WHAT YOU WILL DO
<ul>
<li>Prepare detailed cost estimates for a wide range of projects, including conceptual, design-build, and competitive tenders, across all sizes and complexities.</li>
<li>Independently calculate costs for materials, labor, and equipment using project plans, specifications, and proposals.</li>
<li>Review detailed project data to accurately determine material and labor requirements.</li>
<li>Compute cost factors to support management in planning, scheduling, bidding, vendor selection, subcontracting, and cost-effectiveness analysis.</li>
<li>Estimate multi-trade projects with values of up to $50 million.</li>
<li>Develop and issue Requests for Quotation (RFQs) to obtain competitive pricing from suppliers and subcontractors.</li>
<li>Collaborate with project teams to gain alignment and support for cost estimates.</li>
<li>Utilize estimating software (e.g., Accubid) to perform accurate and efficient cost calculations.</li>
<li>Analyze current pricing and estimating practices to identify cost-saving opportunities and recommend process improvements.</li>
<li>Work with other estimators and the Division Manager to determine project indirect costs and overhead allocations.</li>
<li>Mentor and support junior estimators, assisting with quantity take-offs and pricing strategies.</li>
<li>Perform additional duties as required to support overall company goals and project success.</li>

WHAT YOU NEED TO JOIN OUR TEAM
<ul>
<li>10+ years of construction estimating experience in the automotive, data center, manufacturing, or heavy industrial sectors.</li>
<li>Bachelor’s degree, trade certification, or equivalent experience preferred.</li>
<li>Strong understanding of CSA (Civil, Structural, Architectural), MEP (Mechanical, Electrical, Plumbing), and process drawings, with the ability to interpret schematics.</li>
<li>Familiarity with industry best practices and Bid Depository regulations.</li>
<li>Proficiency in Microsoft Office Suite (Word, Excel) and experience with estimating software such as Timberline/Sage or Accubid.</li>
<li>Proven ability to build strong relationships and collaborate effectively within cross-functional teams.</li>
<li>Excellent organizational skills with the ability to manage multiple priorities and meet tight deadlines.</li>

Founded in 2017 by Alda Ly, our NYC based studio serves clients worldwide who are looking to rethink traditional hospitality, health and wellness, workplace, and retail spaces, whether they are established organizations or startups and entrepreneurs. We’ve got a number of exciting projects on tap, and are looking for someone ready to step in right away: a Project Manager / Designer (on a contract basis), for our commercial interiors projects. Responsibilities:
<ul>
<li>Independently manage 1-2 small projects, or 1 medium project at a time (reporting to Director or Principal)&nbsp;</li>
<li>May be responsible for managing a junior designer supporting the project</li>
<li>Responsible for managing and coordinating project subconsultants such as MEP, structural, AV/IT, &amp; lighting designers</li>
<li>Responsible for creating workplans, tracking project budget and schedule</li>
<li>Responsible for day-to-day communication and interfacing with, as well as presentations to, clients&nbsp;</li>
<li>Responsible for development of design concept, user-experience journeys, diagraming, &amp; mood boards</li>
<li>Produce and execute project deliverables including project presentations, SD/DD/CD drawing sets, project schedules, and specifications.&nbsp;</li>
<li>Produce Permit sets &amp; coordinate the Landlord review and DOB application process when required</li>
<li>Responsible for reviewing shop drawings, drafting RFI responses, and providing clarification sketches as needed during Construction Administration</li>
<li>Responsible for selecting, procuring, and managing orders and installation for furniture and decorative lighting&nbsp;</li>
<li>Help drive unique, creative solutions to unique design problems</li>
</ul>
 
Qualifications:
<ul>
<li>5-8 post-degree years of relevant experience at an architecture or design office, including experience on DD/CD/CA phases for interior architecture projects</li>
<li>Comfort with multi-tasking and collaboration within a context of fast-paced projects</li>
<li>Organized, detail-oriented, self-motivated, and willing to take on a variety of tasks</li>
<li>Excellent English language communication and client-facing skills</li>
<li>Work examples that demonstrate, in addition to technical detail, a sophisticated design sensibility</li>
<li>MUST have experience and strong proficiency in Revit and Enscape. Extensive experience with both construction documents and family creation in Revit will be expected for this position. If you do not have a strong skill set in these areas, please do not apply.</li>
<li>Adobe Creative Suite, Google Suite, Excel knowledge is also required</li>
<li>Experience with FF&amp;E sourcing and specification</li>
<li>Familiarity with NYC building codes and DOB permitting process</li>
