Are you an experienced Maintenance Superintendent ready to join our fantastic team of professionals? MMS Group is on the hunt for someone like YOU! Our Maintenance Superintendents handle all aspects of residential property maintenance, including interior and exterior building inspections and the preventive maintenance program. Also, you will be responsible for common area and apartment repairs, covering plumbing, electrical, and carpentry.
MMS Group is seeking a live-in Maintenance Superintendent for a 58-unit residential property located in Brooklyn, NY.
Key Responsibilities:

<li>
Work Orders: Efficiently complete all daily work orders
</li>
<li>
Communication: Communicate any delays in completing a work order with the supervisor in the management office
</li>
<li>
Regular Maintenance: Troubleshoot repair and maintenance issues involving electrical, plumbing, appliances, and carpentry
</li>
<li>
Apartment Inspections: Assist the property manager in scheduling annual apartment inspections and during apartment move-in and move-out inspections.
</li>
<li>
Unit Turnover: Work with the office team to ensure all turnover repairs and services are completed and on schedule
</li>

Preventative Maintenance: Maintain accurate records for preventative maintenance-building mechanicals, service requests, and apartment turn-over status and have full knowledge regarding contracts and suppliers their services, and goods.

Building Codes: Stay current on all applicable building codes and safety standards

Trash: Maintain trash areas.

Job Description:
As a Multi-Site Maintenance Technician, you will perform interior and exterior preventative and repair maintenance in our apartment community, including but not limited to general maintenance requests, HVAC, carpentry, electrical, plumbing, painting, and appliances. You will be required to communicate effectively with residents, guests, and team members while operating in a safe manner to uphold safety and operations standards. 
Key Responsibilities:

<li>Handle all day-to-day duties and responsibilities for two or more apartment communities. </li>
<li>Conduct all community maintenance work, resident service requests, punch lists, building inspections, preventative maintenance, and cleaning. </li>
<li>Demonstrate safe use of hand and power tools and equipment. </li>
<li>Participate in apartment inspections for move-ins and move-outs. </li>
<li>Maintain inventory of basic personal tools to complete task requirements including but not limited to a hammer, screwdriver, adjustable wrench, tape measure, and flashlight. </li>
<li>Organize, maintain, and utilize provided supplies in a cost-effective manner. </li>
<li>Perform on-call service requests and emergency calls as needed. </li>
<li>Present an appearance appropriate to the image of the company. </li>
<li>Communicate concerns of the community with Supervisor. </li>
<li>Complete additional tasks or duties assigned by community leadership. </li>

Qualifications:
Professional Experience:

<li>Working knowledge of appliances preferred. </li>

Education:

<li>High school education or equivalent is preferred. </li>
<li>Accurately perform basic mathematical functions. </li>
<li>EPA Universal Certification preferred. </li>
