New York Law School (NYLS), located in the heart of Tribeca, seeks a Security and Safety Supervisor for the night shift of 11:00 p.m. – 7:00 a.m. The Security Supervisor, under the supervision of the Manager of Security and Life Safety and the Vice President of Security and Community Affairs, will be responsible for training, supervising, and leading a security team of three to 10 security officers at our multi-building campus site during a tour of duty, along with a wide range of security and fire life safety tasks.
Responsibilities:

<li>Enforce security, safety, and fire prevention guidelines while preventing theft and damage to law school and community property throughout the campus</li>

About the Opportunity
This is an opportunity for a Property Manager to manage a Class A selection of residential rental properties downtown (East and West Village.) The Property Manager will be responsible for all activities related to his/her specifically assigned residential properties, including site supervision, visits, personnel issues, tenant relations, renewal activities, overseeing of repairs, replacements and improvements, as well as any and all other tasks, duties and responsibilities required for the satisfactory fulfillment of the position, in accordance with departmental and management needs.

Our client is a NYC based, privately held real estate investment and management company. They operate a portfolio consisting of residential buildings, retail, industrial, and office properties. Their portfolio includes in excess of 300 properties. They are one of the leading real estate owner/managers/developers in NYC and was founded over 60 years ago.
 
Role and Responsibilities
<ul>
<li>Visits sites on a regular basis to review property condition and ensure tenant compliance with lease and legal requirements.</li>
<li>Provides suggestions for improving property operations and performance and for correcting potential problems (preventative maintenance).</li>
<li>Reviews tenant accounts receivable. Responsible for ensuring collection of receivables from tenant and recommending legal action to enforce leases.</li>
<li>Recommends to Sr. VP charges and credits.</li>
<li>Keeps vacancy list current.</li>
<li>Meets with Sr. VP and leasing manager to discuss leasing activity and update asking rents.</li>
<li>Assists leasing manager with renewals.</li>
<li>Handles all defects, service breakdowns and repair conditions at sites, including communication with Tenants. Analyzes conditions to determine appropriate repair or replacement.</li>
<li>Obtains bids from contractors, supervise and inspect completion of work and review contractor invoices.</li>
<li>Violations: represents company in administrative hearings, recommends and supervises all corrective work; obtains bids from contractors and supervise the work.</li>
<li>Meets weekly with Sr. VP to review all property conditions and violation.</li>
<li>Coordinates Tenant accounts and billing, including RE taxes, CPI, water and sewer, with Residential Billing Manager.</li>
<li>Supervises all site employees and managers, and schedule them for optimum performance.</li>
<li>Establishes and maintains proper channels of communication regarding issues of mutual interest with the Residential Department.</li>

<li>Timely and accurate fulfillment of all job duties, tasks and responsibilities as outlined above</li>
<li>Compliance with general mandates and directions as set forth by Executive Management of the company, and by the Sr. VP of Residential Properties specifically</li>
<li>Adherence to highest standards of professional integrity and best-practices</li>
<li>Low rate of tenant issues, complaints, etc. indicative that issues/problems/concerns are being dealt with in a consistent and timely manner</li>
</ul>
 
Qualifications
<ul>
<li>Minimum 5 years of related work experience, preferably in a residential real estate or property management environment</li>
<li>BA or BS degree preferred in Business Administration, Architecture, Real Estate Management, or a related field</li>
<li>Strong computer skills (Word; Excel; PowerPoint; etc.)</li>
<li>Excellent general administrative and general management capabilities</li>
<li>Well-honed communications and tenant relations/customer service skills</li>
<li>Highly developed organizational and prioritization skills</li>
<li>Ability to function effectively in a high-pressure, deadline-oriented work environment</li>
</ul>
 
Compensation
$125,000 - $160,000 (depending on experience)

REPRESENTATIVE FUNCTIONS OR DUTIES: • Physically walk the common areas on a frequent basis and remove litter, debris, building trash removal, etc.
• Ensure that all the pool areas, laundry rooms, mail rooms, dumpster areas and recreation areas always remain neat and free of litter.
