Major Construction Firm located in NYC is currently seeking an Assistant Project Manager to directly assist the Project Manager and Project Management Team in managing, coordinating and administering the project through all phases of construction, requiring accuracy and attention to detail. This individual will ensure compliance with project, budget, schedule, forecasting and job costing. Must be able to scope work, prepare project submittals and make contact with multiple vendors to obtain pricing for most economical product.

Responsibilities

  • Manage aspects of project controls, review and process RFI's, Submittals and Construction Bulletins
  • Estimate, process and negotiate all change orders for the project and prepare and maintain all financial reports
  • Assist in preparing and editing construction project schedules
  • Develop bidder list and send invitations to bid to potential vendors and track responses
  • Develop scopes of work for contractors
  • Assist in the selection of subcontractors through bid analysis and ensure purchase orders/contracts are in place prior to commencement of work
  • Assist Project Managers in obtaining all necessary permits for construction
  • Monitor the purchasing schedule; identify and resolve purchasing challenges during all project phases
  • Keep project documentation archived in a precise and complete manner
  • Assist the project team and ensure project completion within budget, schedule and in conformance with specifications
  • Identify, track, and procure all necessary materials ensuring they arrive as needed and in line with the project schedule
  • Identify any lead-time problems or set-backs (i.e. strikes, shut downs, back logs), working with PM to resolve and keeping all appropriate parties in the loop regarding project implications
  • Manage the submittal process and effectively communicate with subcontractors and project team to ensure potential issues are quickly resolved
  • Maintain current financial reports to quickly identify potential and existing issues that could lead to subpar financial performance; work with Project Manager to address
  • Develop and maintain positive Subcontractor relationships through established strong communication in regards to responsibilities, changes and issues as well as following up on requests in a timely manner
  • Develop critical client relationships through being available for requests, working collaboratively with outside parties (i.e. the design team, etc.) to accomplish goals and maintaining close communication across Project Team regarding tactics and strategies

Qualifications

  • B.S. in Construction Management
  • 3-5 years’ experience in construction management with a commercial general contractor
  • Experience managing small projects or as part of a project team on larger, more complex projects
  • Knowledge of construction software​ is a must
