Porter / Maintenance Assistant
Location: Dutchess and Ulster County
Department: Property Management & Maintenance
Compensation: $17–$20/hour (depending on experience)
Schedule: Full-time | May include occasional weekends or after-hours work
About the Role
We're looking for a reliable and hardworking Porter to join our property management team! As a Porter, you'll play a key role in maintaining the cleanliness, appearance, and functionality of our community. Working closely with the Maintenance and Property Management teams, you'll help ensure that all common areas, grounds, and facilities are clean, safe, and welcoming for residents and visitors.
This is a great entry-level opportunity for someone looking to grow in property maintenance and operations.
Key Responsibilities
Maintenance & Operations Support
- Assist maintenance staff with minor repairs, unit turnovers, and preventive maintenance tasks.
- Conduct regular property inspections and report maintenance or safety issues.
- Help organize tools, deliver supplies, and maintain storage areas.
- Keep maintenance shops and equipment rooms clean and orderly.
Cleaning & Groundskeeping
- Clean and maintain common areas such as lobbies, hallways, restrooms, laundry rooms, and amenity spaces.
- Sweep, mop, vacuum, and wash floors, windows, and other surfaces.
- Empty trash and recycling bins, ensuring proper disposal.
- Maintain exterior grounds by picking up debris, cleaning walkways, and performing light landscaping.
Customer Service
- Greet residents and visitors in a professional and friendly manner.
- Respond promptly to maintenance or cleaning requests.
- Report safety hazards, resident concerns, or suspicious activity to management.
Safety & Compliance
- Follow company safety procedures and OSHA regulations.
- Use cleaning supplies and tools properly and safely.
- Participate in safety meetings and emergency drills.
Qualifications
- High school diploma or equivalent required.
- Previous experience in property maintenance, janitorial work, or facilities support preferred.
- Basic knowledge of maintenance tools and cleaning equipment.
- Strong attention to detail and commitment to quality.
- Ability to work independently and as part of a team.
- Must be able to lift up to 50 lbs and perform physical tasks indoors and outdoors in all weather conditions.
Work Environment
This role involves both indoor and outdoor work. Candidates must be comfortable working in various weather conditions and occasionally on weekends or after hours based on property needs.
