One Park Row, a luxury condominium building located in the Lower Manhattan area of New York City, is seeking a reliable, detail-oriented, and hardworking Porter to join our team. The Porter plays a vital role in maintaining the cleanliness, safety, and overall presentation of the building, ensuring our residents and guests enjoy a pristine and well-maintained environment at all times. This position is ideal for someone who takes pride in their work, enjoys hands-on tasks, and understands the importance of maintaining high standards in a luxury residential setting.
Position Overview
This is a full-time position supporting the daily operations and upkeep of One Park Row. The Porter works Monday through Friday from 8:30am–5:00pm, playing a key role in maintaining the cleanliness, safety, and overall appearance of the building. This role works closely with the concierge and management teams to ensure common areas, amenities, and building grounds consistently meet the high standards expected in a luxury residential environment.
Responsibilities
- Maintain cleanliness of all common areas, including lobbies, hallways, elevators, restrooms, stairwells, laundry rooms, and amenity spaces.
- Perform heavy-duty cleaning tasks such as mopping, buffing, waxing floors, high and low dusting, scrubbing, and sanitizing surfaces.
- Collect, transport, and properly dispose of trash and recycling; sanitize trash rooms, receptacles, and operate garbage compactors as needed.
- Receive deliveries via the freight elevator and move items to appropriate locations throughout the building; assist with loading and unloading goods.
- Coordinate with the front desk/concierge team to log packages and notify appropriate recipients.
- Respond promptly to spills, restroom issues, safety hazards, and other urgent cleanliness or maintenance concerns.
- Assist with move-in and move-out processes, including setting up protective coverings and inspecting common areas for damage.
- Participate in seasonal duties such as snow and ice removal, salting walkways, and positioning dumpsters for scheduled pickups.
- Operate custodial and maintenance equipment including vacuums, floor buffers, compactors, and other machinery safely and efficiently.
- Perform light maintenance tasks and assist with work orders as assigned; track and report completed tasks in management software.
- Maintain inventory of custodial supplies, ensure proper storage, and notify management when reordering is needed.
- Conduct routine walkthroughs to identify maintenance or safety concerns and report findings to management.
- Provide courteous and professional customer service when interacting with residents, guests, and vendors.
- Maintain workshop, storage areas, and equipment in a clean, organized, and safe condition.
- Perform other duties and responsibilities as assigned.
Requirements/Qualifications
- High school diploma or equivalent work experience.
- Prior porter, janitorial, custodial, or building maintenance experience preferred, especially in residential or luxury environments.
- Dependable, punctual, detail-oriented, and able to work independently or as part of a team.
- Strong work ethic with a commitment to maintaining high standards of cleanliness and safety.
- Ability to communicate effectively with staff, management, residents, and vendors.
- Willingness to work in all weather conditions and assist with seasonal responsibilities.
Physical Requirements
- Ability to lift, carry, push, or pull items weighing 50 lbs. or more.
- Ability to stand and walk for extended periods during an 8-hour shift.
- Frequent bending, lifting, reaching, stooping, kneeling, and use of cleaning and maintenance equipment.
- Comfortable working indoors and outdoors, including confined areas such as trash rooms or utility spaces.
Education and Certifications
- High school diploma or equivalent preferred.
- NYC-specific or safety certifications (e.g., OSHA 10-Hour General Industry) may be required or provided upon hire, per building requirements.
Other Requirements
- Must pass a background check and drug screening prior to employment.
Work Environment
The Porter will work throughout One Park Row, including interior common areas and exterior building grounds. The role involves physical labor, use of cleaning chemicals and equipment, and regular interaction with residents and staff. Proper training and safety equipment are provided to support a safe and professional work environment.
