Manhattan-based real estate development firm is seeking a proactive and experienced Owner’s Representative / Construction Manager to oversee and manage the full lifecycle of design and construction projects across a diverse portfolio of properties. The ideal candidate will be highly organized, detail-oriented, and capable of coordinating multiple stakeholders to ensure projects are delivered on time and within budget.
Key Responsibilities:
- Oversee and coordinate with general contractors, construction managers, subcontractors, utility providers, municipal agencies, tenant reps, architects, engineers, and expeditors to drive project completion.
- Develop and manage RFPs, RFQs, project budgets, bid packages, and project schedules.
- Review commercial tenant work letters and prepare corresponding scopes of work.
- Manage the payment process, including reviewing contractor invoices, tracking submittals, and ensuring timely completion of closeout documentation.
- Coordinate all Department of Buildings (DOB) filings, inspections, permits, and ensure timely sign-offs and project closeouts.
- Perform area calculations and material quantity take-offs using industry-standard methods.
- Lead project meetings, prepare agendas and meeting minutes, and maintain organized project documentation and correspondence.
Salary: $110,000 - $140,000
