What You’ll Be Leading

Portfolio & Performance Oversight

  • Lead operations across multiple residential communities, ensuring financial success, operational excellence, and resident satisfaction.

  • Analyze, review, and drive improvements to occupancy, revenue, and operating income.

  • Develop and execute strategic plans that increase income, control expenses, and elevate performance.

  • Manage capital planning and project execution in collaboration with stakeholders.

People & Culture Champion

  • Inspire, coach, and develop on-site teams—Community Managers, Leasing Consultants, Maintenance Professionals, and more.

  • Cultivate a high-performance, values-driven culture across all properties.

  • Oversee hiring, onboarding, training, and performance management.

  • Lead regular team meetings, performance reviews, and career development plans.

  • Respond with urgency and empathy to employee and resident concerns.

Financial & Operational Excellence

  • Own the budget lifecycle: from creation to execution to analysis.

  • Ensure timely rent collection, accurate expense processing, and proactive bad debt management.

  • Deliver clear, actionable insights through weekly, monthly, and annual financial reporting.

  • Conduct property visits to ensure compliance, curb appeal, and operational standards.

Compliance & Standards Leadership

  • Ensure regulatory compliance at the local, state, and federal levels, including Fair Housing, OSHA, and Landlord/Tenant laws.

  • Maintain full compliance with internal policies, procedures, and systems.

  • Champion consistency and accuracy in documentation, leasing, and reporting practices.

Business Strategy & Innovation

  • Monitor market trends and recommend rent adjustments to optimize occupancy and revenue.

  • Audit leasing and renewal processes to ensure maximum revenue capture.

  • Evaluate and refine property marketing strategies—ensuring relevance, legality, and competitive edge.

  • Lead seasonal service contract bidding and ensure timely execution for landscaping, snow removal, pool service, and more.

What You Bring to the Table

Experience

  • 5+ years in multifamily housing with a focus on multi-site management.

  • Minimum of 1 year as a Community Manager (multi-site or regional experience strongly preferred).

  • Proven success managing 1,500+ units and teams of 20+ employees.

  • MUST HAVE previous lease up experience

Skills & Knowledge

  • Advanced budgeting and financial acumen—able to build, interpret, and manage budgets at scale.

  • Deep understanding of Fair Housing and property regulations.

  • Ability to lead with vision, delegate with trust, and communicate with clarity.

  • Highly organized, detail-oriented, and results-driven.

  • Proficient in Microsoft Office; Yardi or similar property management systems a plus.

  • Comfortable managing capital projects, preventative maintenance plans, and property inspections.

This job is In-Person.

Pay Range: Salary $120,000.00 to $180,000.00
