Position Overview:
We are seeking a highly capable and detail-oriented Project Director to lead capital project execution for hotel assets as part of an owner-operator portfolio. The ideal candidate will possess strong project oversight skills, experience managing multiple funding sources within a fund model, and a proven track record of delivering projects on time and within budget. Construction knowledge is a plus, but the primary focus is on effective management, reporting, and coordination of third-party construction management firms. This role offers a unique opportunity to shape the development and enhancement of luxury and upscale hotel assets across the US.
Key Responsibilities:
- Oversee the end-to-end execution of capital projects for hotel assets, ensuring alignment with strategic goals and investor expectations.
- Manage and coordinate third-party construction management firms, ensuring quality, schedule, and budget adherence.
- Develop, monitor, and report on project budgets, schedules, and key milestones, providing transparent updates to senior leadership and investors.
- Collaborate with internal teams, fund managers, and external stakeholders to facilitate seamless project execution.
- Manage relationships with contractors, vendors, and consultants to ensure project deliverables meet specified standards.
- Ensure compliance with all relevant building codes, safety regulations, and permitting requirements.
- Track project performance, identify risks, and implement mitigation strategies to keep projects on track.
- Assist with due diligence and feasibility evaluations for new hotel projects or asset upgrades.
- Contribute to optimizing project procurement processes and contractual arrangements.
- Support the Chief Development Officer in strategic planning, reporting, and decision-making processes related to capital projects.
Critical Requirements:
- Proven experience managing capital projects within a fund or multi-source funding environment.
- Strong project oversight skills, including managing third-party construction and development teams.
- Exceptional ability to monitor budgets, schedules, and project quality while reporting progress accurately.
- Excellent organizational, communication, and stakeholder management skills.
- Ability to work effectively in a fast-paced, dynamic environment.
- Construction knowledge is advantageous but not mandatory; willingness to learn and collaborate is essential.
Preferred Qualifications:
- Bachelor’s degree in Construction Management, Civil Engineering, Hospitality, Real Estate, or related field.
- 8+ years of experience in project management, construction, or development, preferably within the hotel/hospitality sector.
- Familiarity with fund structures, multiple funding sources, and investor reporting.
- Experience with enterprise project management tools and software.
- Knowledge of NYC or US building codes and permitting processes is a plus.
