What are we looking for?

This role is a critical position in the NY Office, splitting time between the Asset Management Department and the Accounting Department, combining corporate credit analysis with an industrial real estate market-focused growth strategy. You will be responsible for evaluating tenant health while simultaneously fueling growth through market research and financial modeling support.

Responsibilities:

Tenant Credit Analysis & Risk Assessment

  • Conduct comprehensive reviews of audited and unaudited financial statements for existing and prospective industrial tenants.
  • Calculate, monitor and maintain a database of key credit metrics (e.g., Debt Service Coverage Ratio, Leverage Ratios, Liquidity positions).Assist with modeling risk across the portfolio
  • Provide management with credit reports for existing and prospective tenants during lease renewals, new leases or acquisitions.
  • Maintain a credit watch list to identify "at-risk" tenants before defaults occur.
  • Monitor news reports from and about tenant entities
  • Track industry news for major tenant industry classifications

Industrial Real Estate Market Research

  • Collect, organize and analyze real estate information on target markets and submarkets in the Sunbelt Markets and lower Midwest Markets
  • Regularly meet with research departments of major brokerages
  • Travel to markets to gain additional knowledge
  • Develop research methodologies to be able to communicate market trends to management
  • Closely follow and understand real estate market trends and the impact of news events on specific markets and assets
  • Seek out sources of information that provide management with an advantage in the markets


Financial Modeling and Valuation

  • Serve as the primary backup for the firm’s ARGUS Enterprise operating property models and corporate financial model, ensuring data integrity and version control.
  • Audit cash flow projections and valuation assumptions (Exit Caps, Discount Rates) within Argus.
  • Lead the preparation of quarterly fair value analysis used for impairment testing in accordance with GAAP standards.

Requirements:

Qualifications:

  • Bachelors degree in Business, Finance, Economics or Accounting
  • At least two years of experience in real estate or conducting economic research; investment banking experience a plus
  • Self-starter
  • Experience in underwriting/evaluating credit risk of non-rated companies; experience with S&P Global Credit Analytics platform a plus
  • Strong Excel skills
  • Team player, motivated, and results-driven with strong work ethic
