JOB DEFINITION:

The Real Estate and Housing Acquisition Specialist is responsible for the strategic sourcing and acquisition of rental properties across Nassau County, Suffolk County, and Queens to support the expansion of our Residential Programs. This role is exclusively focused on identifying, negotiating for, and securing new housing units by building and leveraging an extensive network of landlords, property managers, real estate brokers, and community partners. This position is critical to achieving our organization's growth targets and housing goals.


EDUCATIONAL REQUIREMENTS:

  • High School Diploma or equivalent required
  • Associate's or Bachelor's degree in Real Estate, Business, Marketing, or a related field preferred.


EXPERIENCE REQUIRED:

  • Proven track record in real estate, with demonstrated success in sourcing and securing rental properties within Nassau, Suffolk, and Queens.
  • Must possess an established, demonstrable network of landlords, property managers, and real estate professionals in the target markets.
  • In-depth knowledge of the Nassau, Suffolk, and Queens real estate markets, including rental trends and best practices.
  • Strong understanding of NYS landlord-tenant laws and regulations.
  • General knowledge of rental assistance/subsidized housing programs or a willingness to learn.


ADDITIONAL REQUIREMENTS:

  • A valid New York State Real Estate Salesperson or Broker license is required for this role.
  • Active access to Multiple Listing Service (MLS) systems for Nassau, Suffolk, and Queens counties is required.
  • Valid driver's license and a reliable vehicle for travel throughout the three counties.


DUTIES AND RESPONSIBILITIES:

  1. Identify, visit, and rigorously assess potential properties to ensure they meet the specific needs and standards of our Residential Programs.
  2. Lead lease negotiations with landlords to secure favorable terms and prove rent reasonableness in accordance with program and agency guidelines.
  3. Develop and execute targeted outreach strategies to identify and engage potential landlords, property owners, and real estate brokers while actively networking to cultivate relationships and generate a pipeline of potential properties.
  4. Serve as the primary liaison between CN Guidance and the real estate community for all new property acquisitions, representing the agency professionally and adhering to all confidentiality policies.
  5. Maintain a comprehensive and up-to-date working knowledge of the specific housing requirements for all Residential Programs.
  6. Collaborate closely with Program staff and the Property Specialist to understand current and future housing needs and ensure a seamless handover of newly secured properties.
  7. Maintain meticulous records of all outreach, correspondence, negotiations, and site visits, and submit all property-related documentation in a timely and organized manner.
  8. Identify and implement quality improvement trainings and activities as part of professional development goals
  9. Complete QI Training during onboarding and participate in QI refresher training as needed.

**FULL-TIME COUNSELOR WILL RECEIVE A $750 BONUS AFTER 60 DAYS AND AN ADDITIONAL $1,000 BONUS AFTER 8 MONTHS.
