• Perform and oversee general maintenance, repairs, and upkeep of the building and common areas
• Address work orders from tenants in a timely and professional manner
• Monitor building systems, including plumbing, electrical, HVAC, fire safety, and elevators
• Coordinate and oversee work by external contractors and vendors
• Maintain cleanliness of lobbies, hallways, stairwells, trash rooms, and exterior spaces
• Respond to emergency maintenance issues (after-hours availability required)
• Conduct regular inspections and preventive maintenance
• Communicate with building management and ownership regularly
• Supervise part-time porters or cleaning staff, if applicable
