Role Description

This is a full-time on-site role for a Building Superintendent - Commercial Office located in New York, NY. The Building Superintendent will be responsible for overseeing daily building operations, supervising maintenance staff, and ensuring the proper functioning of building systems such as plumbing, electrical, and HVAC. Additional duties include performing inspections, conducting repairs and maintenance on carpentry and plumbing systems, and ensuring the overall safety and cleanliness of the property. The role also requires close collaboration with tenants and management to address any building-related issues and ensure regulatory compliance.


Functional Responsibilities

•\tPerform regular inspections of the building's facilities, including visual inspection of staircases, tenant spaces, mechanical spaces, outside building perimeter, building roofs, and setbacks to identify and address maintenance needs

•\tHandle emergency repair requests and coordinate timely resolution

•\tRespond to Tenant Service Portal requests sent to mobile phone via MRI Angus app for day-to-day issues with but not limited to plumbing, electrical, HVAC Too Hot/Too Cold, doors/locks & keys, windows, and lighting

•\tCoordinate with property managers to address tenant issues and concerns.

•\tRespond to tenant inquiries and resolve any complaints promptly

•\tMonitor and maintain essential building systems (HVAC, plumbing, electrical), performing minor repairs, and coordinating with contractors for larger projects

•\tCoordinate with building management to provide access for and oversee contracted vendors performing building maintenance and inspections, including but not limited to scheduled fire alarm testing, HVAC maintenance, NFPA-25 Sprinkler/Standpipe System testing/inspections, Elevator maintenance inspections/testing, and miscellaneous repairs

•\tImplement energy-saving measures and sustainable practices within the building.

•\tEnsure the building is secure at all times

•\tMonitor janitorial/cleaning staff and ensure the building is kept clean and safe.

•\tEnsure compliance with local building codes and regulations

•\tMaintain records related to maintenance schedules, repairs, and inspections.

•\tSuperintendent is required to respond 24/7/365 to emergencies

•\tOther duties as may be reasonably assigned by management

•\tManagement will establish normal working hours, which are subject to change to meet the service requirements of the Property, at Management's sole discretion


Essential Skills

•\tStrong problem-solving skills and the ability to handle emergencies effectively

•\tExcellent communication skills to interact with tenants and vendors

•\tKnowledge of HVAC, plumbing, and electrical systems

•\tAbility to work independently and manage time efficiently

•\tStrong organizational skills and attention to detail

•\tExperience using maintenance management software

•\tTechnical skills in plumbing, electrical, and HVAC systems maintenance

•\tAbility to lift heavy objects and perform physically demanding tasks

•\tBasic computer skills for maintaining records and communicating via email

•\tFamiliarity with local building codes and regulations

•\tValid driver's license and reliable transportation

•\tMust be reliable, flexible, and versatile


Qualifications

•\tHigh school diploma or equivalent

•\tMinimum of 3-5 years of experience in building maintenance or a similar role

•\tF89 – Certificate of Fitness for Fire & Life Safety Director

•\tS12 - Certificate of Fitness for Citywide Sprinkler Systems (or ability to obtain)

•\tS13 - Certificate of Fitness for Citywide Standpipe Systems (or ability to obtain)

•\tP98 - Fuel-Oil Piping and Storage System (or ability to obtain)

•\tA35 - Certificate of Fitness to Operate & Maintain Air Compressors (or ability to obtain)

•\t7G (preferred) - application of biocides to HVAC systems (CTs) (or ability to obtain)
