Job Description

The position of Maintenance Technician is responsible for performing general maintenance on their assigned property grounds and buildings; this includes plumbing, electrical, basic carpentry, heating and cooling, and other building systems. This position is also responsible for maintaining and ensuring the necessary equipment's proper function and keeping the grounds of their assigned properties clean.

Essential Functions

• Performs routine maintenance on building and ground systems.

• Cleans and assists with the upkeep of the facilities.

• Inspects and identifies equipment or machines in need of repair and make or ensure equipment is repaired in a timely manner.

• Troubleshoots issues and determines necessary repairs in conjunction with Community Manager and Regional Manager.

• Plan repair work using the building's blueprints or equipment manual as needed.

• Orders supplies and materials needed for repairs and maintenance with approval from Community Manager/Regional Manager.

• Maintains the ground of assigned property by performing essential landscaping duties such as cutting grass and snow removal.

• Ensures common and public areas, such as sidewalks, are always clear of trash and foliage.

• Keeps all storm drains clear of foliage and debris.

• Readies property for various weather conditions, such as salting sidewalks and common areas.

• Maintain and repair the waterlines of their assigned property.

• Performs other related duties as assigned.

Required Knowledge, Skills, Abilities

• Knowledge of HVAC, plumbing, and electrical systems requested.

• Knowledge of materials, methods, and tools involved in the construction/repair of manufactured homes, buildings, underground utilities, or other structures.

• Excellent organizational skills, attention to detail, and time management

Required Education, Certifications/ Licenses, Related Experience

• High School Diploma or GED

• One to two years of related experience preferred.

Physical Job Requirements

• Prolonged periods of standing and walking.

• Must be physically able to climb ladders, bend, or crawl into awkward spaces.

• Must be able to lift to 50 pounds at a time.

• 75% or more of the time will be spent walking around outdoors assigned properties daily.

• The physical demands of this job typically require a full range of body motion, including manual and finger dexterity and eye-hand coordination.

• Frequent need to utilize transportation to inspect assigned communities.

• Must have a valid driver's license.
