A well-established affordable housing organization is seeking a skilled and experienced Property Manager to oversee day-to-day operations of a HUD and LIHTC residential community located in Bronx, NY. Reporting directly to the VP/Regional Manager, you’ll be responsible for the successful operation, compliance, financial management, and staff supervision of the property. This is a full-time, in-person role with a direct impact on both residents and staff.WHAT YOU’LL DO

  • Oversee accounts payable and receivable
  • Maintain accurate and compliant tenant files in accordance with HUD requirements
  • Show vacant units to prospective residents
  • Respond professionally to resident concerns and inquiries
  • Hire, train, and supervise all on-site property staff, including maintenance and leasing personnel
  • Conduct routine unit and property inspections
  • Manage property financials, including budgeting and forecasting
  • Ensure adherence to HUD rules, LIHTC compliance, and other housing regulations
  • Maintain knowledge of Fair Housing Laws, Landlord-Tenant Laws, OSHA standards, and state/local building codes
  • Serve as liaison with government agencies and ensure timely and accurate reporting
  • Maintain and manage the resident waitlist in accordance with policy
  • Conduct move-in and move-out inspections, following internal procedures
  • Interview applicants, verify income, and complete certifications to ensure program eligibility
  • Oversee and manage Enterprise Income Verification (EIV) system procedures

  • In-depth knowledge of project-based Section 8, LIHTC, and other affordable housing programs
  • High school diploma or equivalent (college education a plus)
  • Minimum 5 years of experience in multi-family residential management
  • At least 3 years specifically in affordable housing management
  • Experience supervising staff, with strong team leadership skills
  • Strong computer proficiency, including Microsoft Word, Excel, and Outlook
  • Proficient with Yardi or similar property management software
  • Experience with Section 8 voucher submission and EIV required
  • LIHTC and COS certifications are required
  • Excellent written and verbal communication skills
  • Ability to relate to diverse populations with professionalism and empathy
  • Self-motivated, organized, and able to prioritize multiple responsibilities

PHYSICAL REQUIREMENTS

  • May involve extended periods of standing
  • Occasional lifting (up to 20 pounds)
  • Frequent stair climbing and walking across the property grounds
