About the Role:


Perform research and analysis to assist in the determination of market and project feasibility and support land/lot acquisition and development efforts.

The Land Acquisition Analyst primary responsibilities are:

  • Assist with land
  • Identify raw land grassroots opportunities / leads in prospective markets for the Land Acquisition Managers to pursue.

What You’ll Do:

As a Land Analyst, you will use your analytical and problem-solving skills on a daily basis to analyze and interpret data related to land ownership, land use, and land value. You will also use your communication skills to prepare reports and presentations based on your findings. You will work independently and as part of a team to develop land acquisition and leasing strategies and ensure that land assets are being utilized effectively and efficiently.

Essential Functions:

    1. Meet with the VP of Land Acquisition to review new land deals, raw land, paper lot, finished lot opportunities, and provide input as requested.
    2. Provide critical support in the creation of Land Package reports for Investment Committee review and approval.
    3. Identify raw land “grassroots” land opportunities by utilizing available SAS, GIS mapping, and market research
    4. Convert opportunities to Land Leads by obtaining contact information on landowners for Land Acquisition Managers to pursue.
    5. Learn and implement full capabilities within SMART, LandVision, Metrostudy and MarketNSight to produce requested analytics for the land and sales team.
    6. Create data management tools to effectively analyze the macro and micro market areas for acquisition and development opportunities.
    7. Obtain necessary data and information (from Division team members and external parties) to assist with the creation of the Land Acquisition input sheet.
    8. Track sales activity including pricing, product, and traffic generation by community to drive land acquisition strategy and initial deal underwriting.
    9. Review and track land acquisition invoices
    10. Manage land contracts and file management as needed.
    11. Prepare and distribute land and cash flow reports as requested.
    12. Create and maintain a database for competitive data by submarket, by neighborhood.
    13. Research municipality websites, deed records, and planning submissions for land and lot acquisition opportunities.
    14. Provide research support to the Land Development Project Manager to identify ordinances and jurisdictional regulations, coordinate efforts to identify and record easements, and incorporate into HOA documents and Architectural Guidelines.
    15. Special projects as assigned.
    16. Effectively communicate and collaborate with internal and external parties and professionally represent Smith Douglas.

Minimum Qualifications:


Education:

  • Bachelor’s degree in finance, land development, business, marketing, communication, or commensurate experience in a related field.

Experience:

  • 1+ years in a research or analyst position, preferably in the residential or commercial real estate industry
  • Experience in research and analysis, data mining, competitive analysis, real estate, and/or financial analysis.

Computer Skills:

  • Expert in Excel and proficient with other Microsoft Office products, Internet research, deed and GIS research.
