Overview:

The Assistant Maintenance Supervisor works in coordination with the Maintenance Supervisor to oversee the maintenance operations of property portfolio. This role is critical in ensuring that all equipment and systems are functioning efficiently and safely. The ideal candidate will possess strong leadership skills and background in property maintenance and building system trades (HVAC, electrical, plumbing).

Supervisory Responsibilities:

  • Assist in the hiring and training of maintenance department staff.
  • Organizes and oversees the schedules and work of maintenance staff.
  • Providing direction, guidance, and supervision to all maintenance teams members.

Duties/ Responsibilities:

  • Assist in oversight of day-to-day operations of the maintenance department and staff.
  • Assist in completing work orders from resident service requests by diagnosing issues and making repairs in a correct and timely manner.
  • Provide oversight of maintenance/repairs & ensure contracted services are completed in a timely fashion.
  • Implementing and managing systems for apartment turnovers, resident work orders, grounds maintenance, snowplowing, and cleaning.
  • Perform routine preventative maintenance and respond to emergency repairs after hours.
  • Assist in scheduling and supervising contracted services as needed (H.V.A.C., electrical, plumbing, elevators, carpet cleaning, painters, landscaping, etc.), to ensure quality of work and timeliness.
  • Answering after-hours service calls, as needed.
  • Ensures all properties meet government regulations and environmental, health, safety and security standards.
  • Perform other duties as assigned by Maintenance Supervisor.

Required Skills/Abilities:

  • Extensive knowledge of building systems such as plumbing, electrical, and HVAC.
  • Excellent leadership and supervisory skills.
  • Ability to identify issues and determine repairs that are needed.
  • Valid driver’s license and clean record required.
  • Own basic hand tools—hammer, screwdrivers, pliers, etc.

Education and Experience:

  • At least five (5) years of property maintenance experience required.
  • Strong knowledge of HVAC systems, plumbing, electrical and building systems.
