Job DescriptionSUPERINTENDENT – JOB DESCRIPTION
Seeking an experienced and hands-on Building Superintendent to oversee all daily operations, maintenance, tenant relations, and NYC compliance in a multi-unit residential building in the Bronx. This role ensures tenants’ safety and comfort, building longevity, and seamless interaction with contractors and municipal agencies.
General
The Superintendent is responsible for ensuring that residents receive prompt, efficient, courteous, and high-quality service. The Superintendent will supervise the general administration and physical operation of the property.
The Superintendent will operate and maintain the electrical and mechanical equipment used to provide heating and hot water for the property. This includes ensuring efficient building heat functions, safety, maintenance, repairs, and other related services.
Specific
- Inspect control equipment to confirm proper functioning; check items such as circuit breakers, switches, relays, starters, connections, and filters for mechanical and electrical faults or signs of wear.
- Perform preventive maintenance, including lubricating motor bearings and pumps, replacing brushes and filters, and other necessary tasks.
- Conduct all required maintenance and repairs in apartments in accordance with development rules and regulations.
- Directly supervise maintenance staff and regularly inspect building grounds and public areas to ensure cleanliness and proper upkeep.
- Consult with the Property Manager regarding employee performance issues or deficiencies.
- Assign work priorities, determine the extent of repairs, and take necessary corrective measures.
- Periodically inspect the building and grounds to identify preventive maintenance needs and report findings to the Property Manager.
- Maintain organized files containing maintenance records, equipment readings, operating manuals, inventory, and other pertinent data related to equipment and building fixtures.
- Perform other related duties as assigned.
QUALIFICATIONS
- Minimum of 5-10 years of experience as a Building Superintendent or in a similar role within residential property management.
- Strong knowledge of building systems, including heating, plumbing, electrical, and mechanical operations.
- Ability to perform hands-on repairs and preventive maintenance.
- Familiarity with NYC housing regulations and compliance requirements.
- Excellent organizational and record-keeping skills.
- Strong leadership and supervisory abilities to manage maintenance staff effectively.
- High school diploma or equivalent; technical certifications in HVAC, plumbing, or electrical work preferred.
- Must be available for emergency calls and after-hours situations as needed.
- Spanish-speaking ability is a plus. Good communication skills for reporting issues and interacting with tenants.
