Seeking an experienced live in superintendent for residential buildings.
Position summary: Live in representative of the Management Company. Responsible for day to day operations and maintenance of the interior and exterior of the building and apartment units. the entire complex and apartment. On call 24/7.
Responsibilities
· Inspection of building interior, exterior and grounds daily
· Performing repairs within apartments and building
· Respond to all resident questions, concerns and complaints in a timely manner
· Supervising repairs completed by handymen
· Supervising cleaning being conducted by Porter
· Trash removal and recycling
· Snow removal, performing ground keeping, etc.
· Inspect occupied and vacant units as needed or required
· Respond to resident repair/maintenance issues
· Inform Management of items requiring their intervention, i.e illegal occupants, criminal activity
· Inform management of hazardous conditions requiring their attention
· Oversee Capital work that is being conducted at building and in apartments
· Oversee all heating, hot water, ventilation, elevator, rubbish removal, fuel (oil/gas) consumption, plumbing, sprinkler systems, and all machinery and equipment.
· Supervise Contractors performing work at building and in apartments
· Responsible for inventory control
· Responsible for maintaining building equipment and storing properly

Qualifications
· A minimum of 7 years as live in Superintendent required.
· Knowledge of all trades, including carpentry, plumbing, painting, electrical, etc.
· Supervisory experience required.
· Boiler FDNY Certificate of Fitness
· Ability to communicate well and take direction
· Good communication and organization skills required
Requirements:
· Building Superintendent will live on site in a rent free apt.
· Must be available to respond to after hour or weekend emergencies.
