About the Role: Our law firm in Schenectady, NY is seeking a skilled and detail-oriented Real Estate and Title Insurance Paralegal to join our team. This full-time, in-office position plays a key role in managing both residential and commercial purchase real estate transactions from contract execution through to closing.
Our firm also serves as examining counsel for a national title insurance company. The employee will also be responsible for issuing title insurance commitments and managing the various tasks relating to title insurance before, during, and after closings.
The ideal candidate will be organized, efficient, and able to handle multiple transactions with accuracy and professionalism.

Key Responsibilities:
· Manage real estate transaction files from contract execution to closing.
· Prepare documentation and coordinate all necessary details to ensure the attorney has a complete and ready file for closing.
· Order and monitor searches (tax, municipal, UCC, judgment, etc.).
· Prepare title insurance commitments using web-based title production software, based on attorney-provided notes.
· Identify and resolve title curative issues.
· Calculate title premiums, recording fees, transfer taxes, and mortgage taxes.
· Coordinate with all parties involved in the transaction including lenders, real estate agents, and attorneys.
· Serve as point person to address questions or issues raised by the title insurance company relating to title insurance initiated by our office.
· Finalize and distribute title policies post-closing.
· Record all necessary documents, process payoffs, and complete post-closing file delivery to title company.

Requirements:
· Minimum 2 years of experience in real estate transactions, and preferably, experience with title insurance preparation.
· Strong knowledge of New York real estate and title practices.
· Proficiency with web-based title production software is preferred.
· Excellent organizational skills and attention to detail.
· Strong communication skills and a team-oriented attitude.
· Ability to work on-site during regular office hours (this is not a remote or hybrid role).
