Job Summary

We are seeking an experienced Site Manager / Owner’s Representative / Quality Control Lead to oversee day-to-day field operations from foundation through superstructure and final finishes. This role acts as the owner’s eyes and ears on site, coordinating closely with the office team, enforcing quality standards, and ensuring subcontractors execute work in accordance with approved plans, specifications, and schedules.

The ideal candidate is hands-on, detail-oriented, understands sequencing, and is comfortable identifying issues early, raising questions, and driving resolutions between the field and office.

Key Responsibilities:

Site Management & Coordination

Represent the owner on site and serve as the primary field liaison between subcontractors and the office team

  • Receive direction, drawings, RFIs, and coordination updates from the office and ensure proper execution in the field
  • Coordinate daily activities of subcontractors and trades to maintain workflow and sequencing
  • Monitor site conditions, access, safety compliance, and general site organization

Quality Control (Primary Focus)

Perform continuous quality control inspections of subcontractor work at all stages:

    • Foundations and concrete work
    • Superstructure (steel, CMU, framing, slabs)
    • Envelope (waterproofing, insulation, façade interfaces)
    • Interior build-out and finishes

Ensure work complies with:

  • Approved construction documents
  • Shop drawings and submittals
  • Applicable codes and standards
  • Identify deficiencies early and coordinate corrective action with subcontractors
  • Verify that work is complete, clean, and ready before inspections or next trade mobilization

Plans, Drawings & Field Review

  • Read and interpret architectural, structural, and MEP drawings
  • Review field conditions against drawings and flag discrepancies
  • Assist in identifying missing details, conflicts, or constructability issues
  • Confirm that subcontractors are building per the latest approved revisions

Issue Identification & Communication

  • Proactively raise field questions, issues, and conflicts to the office team
  • Assist with RFIs by documenting field conditions and providing clear input
  • Maintain daily communication with project management regarding progress, issues, and risks
  • Document site observations with photos and written reports as required

Schedule & Progress Oversight

  • Track daily progress against the construction schedule
  • Flag delays, manpower issues, or sequencing problems
  • Assist the office in verifying percent complete for pay applications

Inspections & Punch Lists

  • Prepare site for DOB, special inspections, and consultant walk-throughs
  • Participate in punch list creation and close-out
  • Verify quality and completeness prior to signoffs

Required Qualifications

  • Minimum 5 years of field experience in construction (NYC experience preferred)

Strong understanding of:

  • Foundations and superstructure work
  • General building construction through final finishes
  • Ability to read and interpret construction drawings and details
  • Familiarity with subcontractor scopes and typical trade sequencing
  • Experience acting as a competent person or owner’s field representative
  • Strong communication skills (field ↔ office coordination)
  • Detail-oriented with a quality-first mindset

Preferred Qualifications

  • Experience on mid-rise or multi-story residential or mixed-use projects
  • Familiarity with NYC DOB processes and inspections
  • Background in quality control, site supervision, or assistant superintendent roles
  • Comfortable using digital tools for photos, reports, and drawings (Procore, Bluebeam, etc.)
