The primary responsibilities of the Porter are to maintain the property interior and exterior in immaculate condition and to assist with the physical management of the property as requested. The Porter will report to a Building Superintendent.

Duties and Responsibilities

General

  • Walk the property on a frequent basis to remove litter, debris, and pet droppings from the grounds.

  • Maintain the following building common areas in a neat condition free of litter and dirt: entry vestibules, stair halls/landings, laundry rooms, super’s office, Porter’s shop and property management office. Mop/wash floors as requested.

  • Perform routine maintenance on the grounds which includes sidewalks and entry walks, front planted areas, parking lots, dumpster areas and trash enclosures.

  • Transfer excess trash from front yard enclosures to storage dumpster at rear of units. Bring trash to sidewalk for Sanitation pickup multiple times each week. Sweep and hose down trash enclosure, dumpster and sidewalks as frequently as necessary to maintain them free of stains and odors.

  • Maintain front landscaped areas free of litter and brush.

  • Perform vacant apartment turnovers as necessary. Remove abandoned furniture, trash, boxes and discard in dumpster or truck as required. Clean all surfaces in vacant units to make ready for new residents.

  • Perform interior and exterior painting duties when requested. Carry paint and paint supplies from storage area to work site.

  • Assist with snow removal using snow blower or shovel. De-ice sidewalks and entry areas using de-icing products provided.

  • Distribute resident communications such as notices, meeting invitations, pest control notices, or general instructions to residential units.

  • Complete minor and routine service requests as requested by Super or Property Manager. Follow service request protocols.

Preventative Maintenance

  • Check common area and exterior lighting on a regular basis. Change non-working light bulbs.

  • Constantly observe property conditions and report or initiate actions to correct unsafe conditions.

  • Assist with PTAC filter replacement and cleaning as directed.

  • Monitor status of exterior drains and clean outs and report that to management.

  • Ensure that all site gates and fences are in good condition and locked to maintain site security.

Physical Requirements

  • Must be able to walk the site and undertake strenuous activities like carrying furniture, removing trash, and carrying supplies.

  • Must be able to bend, stoop, squat and kneel to perform routine maintenance and repairs.

  • Must be able to be on your feet for multiple hours in a day, to climb stairs and ladders, work with your hands.

  • Must be knowledgeable and skilled in the safe use and maintenance of hand tools, hand trucks, ladders, snow blowers, and power washers.

  • Must be able to observe areas needing attention and to read labels and respond in writing to instructions from supervisor.

  • Must be able to verbally communicate with staff and residents.

Working Environment

  • Will work outdoors for 60% or more of the time.

  • Occasional exposure to paint fumes, solvents, cleaning products, adhesives.

Qualifications

  • A high school degree or GED is preferred.

  • Must possess the ability to read, comprehend and follow verbal and/or written instructions.

  • Must be able to effectively communicate with other staff and residents.

  • Must be able to work within multiple deadlines and complete tasks.

  • Minimum of 2+ years of experience working as a porter or equivalent position.
