About the Role
We are seeking a highly experienced Estimator with a proven background in luxury residential construction to join our dynamic team. This position is ideal for an individual who excels in precision, organization, and collaboration—someone who can confidently produce accurate cost estimates and guide projects through the pre-construction phase with efficiency and foresight. The Estimator will play a pivotal role in budget development, cost control, and strategic decision-making, ensuring that each project upholds the highest standards of craftsmanship and design integrity.
Key Responsibilities
· Prepare comprehensive quantity takeoffs and detailed cost estimates for high-end residential projects, including new custom homes, townhouses, additions, and luxury renovations.
· Review and interpret architectural drawings, engineering documents, and finish schedules to evaluate project scope and accuracy.
· Develop subcontractor scopes of work and coordinate the solicitation of competitive bids from qualified trades.
· Assess and compare bid proposals for accuracy, completeness, and alignment with project specifications.
· Collaborate with project managers, architects, and clients during the pre-construction phase to provide proactive budgeting guidance and value-engineering recommendations.
· Maintain and update historical cost data, pricing libraries, and bid tracking tools for continuous improvement and consistency.
· Identify risk factors, cost-saving opportunities, and construction challenges to ensure predictable project outcomes.
· Support contract development, negotiations, and periodic budget revisions as needed.
· Visit project sites in New York City for walk-throughs and client meetings (approx. 10–15% travel).
Qualifications
· Minimum 10 years of experience as an estimator in high-end or luxury residential construction.
· Strong understanding of residential building systems, architectural details, and premium finish materials.
· Proficiency in estimating software, spreadsheets, and takeoff tools.
· Exceptional analytical and mathematical skills with high attention to detail.
· Ability to interpret architectural and engineering drawings with confidence and accuracy.
· Strong communication and interpersonal skills, with the ability to collaborate effectively with clients, architects, and subcontractors.
