LEASING AGENT

The Leasing Agent is responsible for promoting and leasing available rental properties to prospective tenants. They play a critical role in maintaining high occupancy rates, conducting property showings, and facilitating the leasing process. This position demands strong communication skills, a customer-centric approach, and a deep understanding of property features and market trends. Responsibilities of the Leasing Agent include, but are not limited to, the following:

Key Responsibilities:

Property Showings:

  • Schedule and conduct property tours for potential tenants, showcasing property features.
  • Highlight the benefits of each property and answer questions to help tenants make informed decisions.
  • Ensure properties are well-presented, clean, and ready for showings.

Potential Tenant Communication:

  • Serve as the primary point of contact for potential tenant inquiries and showing appointments.
  • Respond promptly to communication via email, phone, and other channels.
  • Provide clear and accurate information about property availability, lease terms, and application processes.

Application and Screening:

  • Guide potential tenants through the application process, ensuring all required documents are submitted.
  • Collaborate with the property management team to perform tenant screenings, including credit checks and background checks.
  • Communicate screening results and assist in making informed tenant selection decisions.

Lease Preparation:

  • Prepare lease agreements, ensuring all terms and conditions are accurate and compliant.
  • Review lease terms with tenants, addressing any questions and ensuring mutual understanding.
  • Facilitate the execution of lease agreements by all relevant parties.

Market Research:

  • Stay updated on local real estate market trends, rental rates, and property availability.
  • Provide insights and recommendations based on market research to help property owners make informed decisions.

Documentation and Record Keeping:

  • Maintain accurate records of tenant interactions, property showings, and leasing activities.
  • Ensure that all documentation related to leasing and tenant interactions is properly filed and organized.

Collaboration:

  • Coordinate with property managers, maintenance teams, and other stakeholders to ensure a smooth leasing process.
  • Provide information and updates to property owners regarding property performance and leasing activities.

The Leasing Agent plays a pivotal role in attracting and retaining tenants, maintaining property occupancy, and contributing to the overall success of the property management team.
