FirstService Residential is looking for a Full-Time Portfolio Superintendent for several properties in Brooklyn, NY.

The position will require travel to various properties to ensure the needs of the property are met and that work orders are completed timely. The superintendent is responsible for completing all work orders, handling of third party vendors, reporting issues at the property to the Property Manager, Apartment turnover and tenant communication. The Superintendent is also responsible for managing the porter and ensuring the safety and cleanliness of the assigned properties. The ideal candidate will have previous experience as a super or Handyman.

Responsibilities:

-Oversight of property and operations, ensuring all assets are maintained to high standard.

-Management of the turnover process on unit; including scheduling of painting, cleaning and any other third party service required. Full responsibility of move out inspection reporting and documentation of damages.

-Daily meetings with property manager and assistant managers with regard to priorities and property conditions.

-Managing all tenant work orders and properly communicating with tenants on timelines.

-Property walkthroughs to ensure equipment is functioning properly and that repairs are completed.

-Various projects as assignment by the management team.

-Supervision of porter staff members, holding team accountable and checking their work.

-Point of contact for off hours emergencies.

-Role requires heavy lifting, bending and long periods of standing.

The ideal candidate will have the following skills:

- Former experience as a superintendent or like-experience in another field.

-Basic knowledge of repairs in the areas of plumbing, electrical, painting, plastering and NYC regulations.

-Can multitask; Can oversee multiple projects at once at multiple properties.

-Is an excellent communicator and loops in supervision when necessary.

-Can be flexible with hours and have ability to work overtime.

-Is proactive and works to accomplish necessary work with little direction and oversight.

-Ideally has a car to travel between properties.

-Ability to handle technology and/or able to learn how to use various property management softwares.
