Job Description

The Property Maintenance Supervisor oversees the day-to-day maintenance operations across the property, ensuring all buildings, grounds, and equipment are well maintained, safe, and compliant with local regulations. This role combines hands-on repair work with leadership responsibilities, coordinating maintenance staff and vendors to deliver high-quality service and tenant satisfaction.

Key Responsibilities

Supervision & Scheduling
- Lead and schedule maintenance technicians, janitorial staff, and contractors.
- Prioritize and assign daily work orders and preventative maintenance tasks.
- Monitor performance and ensure timely completion of all repairs and maintenance requests.
Maintenance & Repairs
- Inspect buildings, systems, and grounds regularly to identify maintenance needs.
- Perform or assist with electrical, plumbing, HVAC, carpentry, painting, and general repairs.
- Oversee seasonal maintenance (e.g., snow removal, landscaping, HVAC servicing).
Vendor & Contractor Coordination
- Obtain bids and supervise outside vendors and contractors.
- Verify quality and completion of contracted work before approving invoices.
Tenant & Management Relations
- Respond promptly to maintenance requests and emergencies.
- Communicate professionally with tenants and management regarding maintenance issues and timelines.
