Position Overview
We’re looking for a Senior Project Manager – Certificate of Occupancy to join our Certificate of Occupancy team. In this role, you’ll lead the coordination and execution of all Certificate of Occupancy (CO) and Place of Assembly (PA) requirements with the NYC Department of Buildings and related agencies. You’ll work closely with clients, architects, engineers, and internal teams to ensure timely approvals and successful project outcomes.
What You’ll Do
- Serve as the primary client contact for all CO/PA milestones and updates.
- Review and manage Alt-1, Alt-CO, NB, PA applications in relation to occupancy requirements, and inspection documentation.
- Create and maintain detailed checklists for each application’s requirements.
- Manage DOB NOW: Build Schedule of Occupancy, including data entry, objection resolution, and approvals.
- Coordinate inspections with DOB Construction Division, High Rise Unit, and internal teams.
- Prepare and distribute inspection packages and walk-through summaries.
- Track project progress and update internal systems (WAVE) with key milestones and deliverables.
- Supervise CO Filing Representatives and Assistant PMs on project execution for occupancy.
- Attend project meetings and provide proactive issue resolution.
What You’ll Bring
Required:
- 3+ years of relevant construction industry experience.
- Experience managing municipal occupancy processes in NYC
- Strong organizational, critical thinking, and multi-tasking skills.
- Excellent written and verbal communication abilities.
- Experience reading and interpreting engineered drawings.
- Proficiency with DOB systems (BIS, DOB NOW: Build, Inspection Ready, eFiling).
- Skilled in Microsoft Office Suite, Adobe Acrobat, Microsoft Teams, and Salesforce.
- Valid DOB id or ability to obtain
Preferred:
- Bachelor’s degree (Architecture, Urban Planning, Engineering)
- Experience managing municipal permitting processes in NYC.
- Familiarity with high-rise and complex building projects.
Work Environment & Schedule
- This position is based in New York, NY, with a hybrid schedule.
- Standard working hours are Monday through Friday, 8:30 a.m. to 5:00 p.m.
- Travel to client sites or municipal agencies may be required.
Compensation & Benefits
- Salary range: $90,000 – $100,000 based on knowledge, skills, and experience.
