SUMMARY OF RESPONSIBILITIES:
NMIC’s Housing Development Associate will be an integral member of the Legal, Organizing, & Advocacy Department overseeing NMIC’s housing development portfolio. This position will be responsible for reviewing NMIC’s entire portfolio and working with leadership to develop plans to efficiently complete pending projects and to proactively identify how best to support previously-developed projects.
ESSENTIAL FUNCTIONS AND RESPONSIBILITIES:
Development Project Management

Coordinate the management of ongoing development projects during all phases of development and cooperative conversion.

Work with internal and external stakeholders, including HPD, CPC, and other City agencies.

Generate and update development budgets for financial feasibility.
Portfolio Management

Partner with a professional management company to monitor the health of completed cooperative and NMIC-owned rental developments.

Serve as lead liaison with HDFC cooperatives for whom NMIC maintains a Monitoring Agent relationship.

Communicate with tenants and manage inquiries, with the goal of ensuring that the low-income cooperatives are complying with the requirements of their regulatory agreements.

Identify the need for refinancing, legal restructuring, or further construction work on existing properties and manage those projects as necessary.

Proactively identify opportunities to improve oversight of NMIC’s existing portfolio where operationally and financially feasible, or if it is best for the shareholders/tenants, to transfer oversight/ownership to another entity.

Maintain records of meetings/interactions to ensure proper portfolio management and grant reporting; and maintain communication with Managing Attorney for Group Adv. and Housing Program Manager regarding grant reporting tasks.
Additional related responsibilities may be assigned.
QUALIFICATIONS:

Relevant professional experience. A master’s degree in real estate, planning, finance, business, or a related field is preferred.

Deep commitment and understanding of affordable housing.

Ability to juggle multiple priorities and maintain attention to detail.

Bilingual English/Spanish required.

Financial analysis and project management experience, and familiarity with subsidized funding programs, a plus.

Knowledge of Excel is required.

Comfort dealing with uncertainty and the ability to proactively problem solve to meet stakeholder needs.

Ability to work well with a diverse group of professionals

Strong organizational, writing, interpersonal, analytical, and communication skills.

Team oriented approach.
SALARY/BENEFITS:
NMIC offers a competitive salary based on experience and education as well as a comprehensive and generous benefits package: medical, dental, life, and disability insurance are included; paid time off, including 20 vacation days, 15 sick days, 5 personal days, and 11 agency holidays plus the week off from Christmas Eve through New Year’s Day; a 401k with agency contribution; and other benefits.
Salary: $65,000 to $80,000
